Blistered, Splitting Roof Replaced with 5-Ply BUR

The Roof Condition

You could see this roof was done before stepping onto it. Blisters had formed across the membrane, splits were opening along the ridges, and the surface had the kind of cracking that only comes from a system that’s been baking and freezing through decades of Ontario weather.

Inside, leaks were landing near equipment on the shop floor — not just an inconvenience, but a threat to expensive machinery and daily operations. The building owner had been paying for repairs that bought weeks, not years. Every fix was a stopgap on a roof that had already made its intentions clear.

The Replacement Process

We stripped the failed membrane, installed a heavy-duty 5-ply built-up roofing system with fiberglass plies hot-mopped into asphalt and flood-coated with an embedded gravel topcoat. While the roof was open, we retrofitted three new skylights into the shop area to solve a pre-existing lighting problem the building had been living with.
